New Home, World Class View
\

A custom built, high quality, 1,200 plus sq. ft.. two bed room, polygon home with a world class view, brand new and ready to move into, in Unit Seven, for sale by owner R. Delaney listed with Holly Berryhill and Multiple Listing Service. This home has to be seen from the inside in order to be appreciated. At $119,000, it compares favorably in value with most other homes presently being built in the Douglas area. From its 600 sq. ft. Great Room, one has a magnificent view of College Peak and Saddle Back Gap, the Southern most pass in the North American Rocky Mountains. It has a high insulation factor and is virtually hurricane and earthquake proof.
Lot is within 1/2 mile of the Douglas Municipal Golf Course
Cochise College Park Unit Nine, Lot 3096, is presently the only site in our "for sale by owner" inventory which is situated in Unit Nine,"The Golf Course Subdivision". Lot 3096 is a beautiful corner lot, located approximately 2700 feet from a back green of the Douglas Municipal Golf Course, and only six hundred feet, as a crow flies, from the proposed eighteen hole private golf course planned to the west. That land has recently been in the process of annexation into the Douglas city limits.!!
We have just purchase Lot 3096 from the heirs of Chester and Florence Emmons, who were close friends of our parents, Jesse and Clara Starbuck, who together purchased their lots in 1970 from the original developer Ned Warren, who was thirty-eight years ahead of his time. Old Ned's time is we believe soon coming, as people all over the World, look for a safer place than paper securities, in which to invest their savings.
Lot 3096 is a slightly smaller than 15,000, square feet because it is a corner lot, 150 by 100 feet on the sides away from the street corner arc. There is only one turn from La Sabana Drive onto La Edad Drive to reach the utilities on paved Golf Course Road. The Price is $2800.
Personal note from Roy Joe Stuckey, ccpspecialist-- "I recommend Lot 3096, as a "good as gold" investment, at this time, as our country probably faces a period of price inflation and dollar devaluation. ." -- RJS, March 5. 2011
